The Project
You will be site‑based in central Birmingham, leading building services delivery on a major £18–19m commercial refurbishment and extension project. The scheme includes:
• Full internal cut‑and‑carve
• Reconfigured floorplates for Grade A office space
• Retained and restored heritage façade elements
• New fifth floor extension
• Roof terrace
• Full upgrade of MEP systems, cores and circulation areas
The project is technically challenging, combining retained structure with new build elements.
The Role
This is a site‑based Building Services Manager position with full responsibility for MEP delivery from design through to commissioning. You will work closely with consultants, subcontractors and the main construction team, with technical support from the head office as required.
Key Responsibilities
• Lead and manage all MEP design, coordination and delivery on site
• Manage building services input through design development, procurement and construction
• Review and challenge MEP designs for compliance, buildability and value
• Manage MEP subcontractors, including scopes, design responsibility and approvals
• Chair MEP design reviews, technical meetings and coordination workshops
• Ensure services integrate with structural alterations and new build elements
• Monitor installation quality, testing and commissioning
• Ensure MEP works align with programme and cost plans
• Liaise with statutory authorities, utilities providers and specialist consultants
• Provide technical leadership to the project team
About You
• Experienced Building Services Manager or Senior MEP Manager
• Background in main contracting or major MEP subcontracting
• Experience delivering complex refurbishments or cut‑and‑carve projects
• Strong understanding of MEP design, coordination and installation
• Experience on commercial and heritage‑influenced schemes
• Confident managing consultants and subcontractors
• Strong knowledge of commissioning and building regulations
• HNC, HND or Degree in Building Services Engineering or similar
• Proactive and solutions‑focused approach
