Contracts Manager – Fit Out / Refurbishment

Location: Office and site-based – Northampton
Salary: £45,000 – £70,000 + £5,000 Car Allowance + Laptop & Phone + Pension + Travel Expenses
Hours: 8:00 AM – 5:00 PM
Holiday: 22 days + Bank Holidays

You’ll be joining a business delivering a wide range of fast‑moving, high‑profile projects, including:

Sports & Stadium Facilities
• Major UK football clubs
• Changing rooms, bar refurbishments, specialist joinery installations and performance‑enhancing facilities

Projects typically range from £1m–£4m, with occasional schemes up to £16m. Programmes run 4–12 weeks, with 8–18 packages per project and 4–13 subcontractors depending on size.

About the Role – Contracts Manager

We’re looking for a Contracts Manager to oversee the delivery of multiple fast‑paced fit‑out and refurbishment projects. This is an office and site based role, typically running 2–3 live schemes at any one time, each with short programmes and rapid decision‑making.

You’ll be the central point of coordination across clients, designers, site teams and subcontractors, ensuring smooth delivery across multiple sites. This role suits someone who thrives in fast‑track environments and enjoys hands‑on leadership.

Key Responsibilities

• Lead the delivery of multiple fit‑out and refurbishment projects (typically 2–3 at a time)
• Manage project teams, subcontractors and site managers across several live sites
• Oversee programmes, sequencing, quality standards and health & safety compliance
• Attend site regularly (usually once to twice per week) to monitor progress and resolve issues
• Coordinate closely with clients, designers, PMs and the in‑house joinery workshop
• Ensure projects are delivered on time, within budget and to specification
• Support commercial teams with variations, progress updates and project reporting
• Lead project meetings, progress reviews and client updates
• Drive high standards of workmanship and ensure consistent delivery across all schemes
• Manage multiple short‑programme projects concurrently (4–12 weeks each)

• Experience delivering fit‑out/refurbishment projects within commercial contracting or subcontracting
• Strong leadership and communication skills
• Comfortable managing fast‑paced, tight‑turnaround schemes
• Ability to coordinate multiple teams and subcontractors across several sites
• Strong understanding of programme management, H&S and quality control
• A practical, solutions‑focused approach
• Qualifications helpful but not essential — experience and capability matter most
